Use gross annual household income, recurring monthly debts and cash available for a down payment.

2. Include property costs

Monthly property tax, heating and 50% of condo fees affect debt-service calculations.

3. Review the limiting factor

The result shows whether income/debt capacity or the down payment is setting the lower price limit.

Canadian affordability example

For example, a household with $120,000 in gross annual income, $500 in monthly debt payments, a $60,000 down payment, a 4.5% mortgage rate and $500 in monthly property costs may be limited by either its debt-service capacity or its down payment. Frequently asked questions

Is this a mortgage pre-approval?+

No. This is an educational affordability estimate. A lender or mortgage insurer makes its own decision using its current underwriting, documents, property details and complete financial information.

What are GDS and TDS?+

Gross debt service (GDS) compares housing costs with gross household income. Total debt service (TDS) adds monthly debt payments. This calculator uses 39% GDS and 44% TDS as common CMHC reference thresholds.

Why does the calculator use a qualifying rate?+

Federally regulated lenders use a mortgage stress test. This calculator compares the entered rate with the commonly cited qualifying-rate floor of the greater of the contract rate plus 2% or 5.25%.

Does the estimate include mortgage default insurance?+

No. The calculator flags when the entered down payment is below 20%, but it does not price mortgage loan insurance. A dedicated insurance calculator is planned.
